Been told no? It may not be the final answer.
A decline from one bank usually means you didn't fit that bank's rules, not every lender's. Here's why it happens and what can still work.
Can you still get a HELOC after one lender says no?
Often, yes. A decline from one bank usually means you didn't fit that bank's own rules, called overlays, which sit on top of the minimums set by Fannie Mae, Freddie Mac, FHA and VA. A loan officer who can price one application across more than 180 lenders can often find a program for the credit score, income or property one bank turned away, though not always.

Why one lender's no isn't everyone's
Every lender decides how much risk it will take. One bank may require a 700 credit score for a HELOC; another lends at 620. One won't touch a condo with a pending HOA lawsuit; another specializes in them. One counts only W-2 pay; another qualifies you on 12 months of bank deposits. When a single bank declines you, the reason on the letter is usually its rule, not a law.
Start by reading the decline. Lenders must tell you why they said no (the adverse action notice), and that reason tells you which path below fits.
Use a free calculator, or get your HELOC rate from Shawn.
"Your credit score is too low"
- FHA loans allow scores down to 580 with 3.5% down, and lower with 10% down. FHA loans.
- HELOCs and home equity loans exist below the 680–700 many banks require, at higher rates. HELOCs with lower credit and options under 580.
- A few points can change the price. Paying a card under 30% of its limit before the lender pulls credit can move a score into the next tier. How score tiers work.
"Your debt-to-income ratio is too high"
- Some programs allow total debts up to about 50% of gross income when the rest of the file is strong. HELOCs with high DTI.
- Paying off high-payment cards and loans with the new loan can lower the ratio the lender uses. Debt consolidation.
- Retirees and people with large savings may qualify on assets instead of a paycheck. Qualifying without traditional income.
"We can't use your income" (self-employed)
Write-offs that lower your taxes also lower the income a bank sees on your tax returns. Bank-statement loans qualify you on 12 or 24 months of deposits; others use 1099s or a CPA-prepared profit and loss statement. "There's a recent bankruptcy or foreclosure"
Waiting periods depend on the program and are counted from the discharge or completion date:
| Event | FHA | Conventional | Non-QM |
|---|---|---|---|
| Chapter 7 bankruptcy | 2 years | 4 years | As little as 1 day to 2 years |
| Chapter 13 bankruptcy | 12 months of on-time plan payments, with court approval | 2 years from discharge | Varies by lender |
| Foreclosure | 3 years | 7 years (3 with extenuating circumstances) | As little as 1 day to 2 years |
Shorter waits cost more. HELOCs after bankruptcy.
"We don't lend on that property"
Many banks avoid anything unusual. Specialty lenders don't.
- Non-warrantable condos, condotels and co-ops
- Manufactured homes and homes on leased land
- Mixed-use buildings, rural and agricultural land and unique homes
- Rentals and short-term rentals; investors often fit a DSCR loan that qualifies on the rent
"You don't have enough equity" or "You just bought"
- Some lenders go above the common 80%–85% cap, and a third lien can work when you already have a HELOC.
- A home equity agreement trades a share of future value for cash with no monthly payment.
- Seasoning rules after a purchase vary widely. HELOCs on a recently purchased home.
Two cases from Shawn
Denied days before closing. A homebuyer's conventional loan was turned down by another lender shortly before closing. Shawn moved her to an FHA loan and ordered a new appraisal. By his account, the loan was locked on April 15, the appraisal was done April 17, and it was clear to close on April 23, eight days later. Shawn's post.
Keeping a 2.75% mortgage. A homeowner who wanted cash without giving up a 2.75% first mortgage had been declined by other lenders. Shawn arranged a HELOC behind the existing loan, so the low rate stayed in place. His write-up.

What helps us find a yes
- The decline letter or the reason you were given
- Your credit range and roughly what you owe each month
- How you're paid: W-2, self-employed, retirement, rental income
- The property type and an estimate of its value
Shawn Way has funded 1,700+ loans since 2012 and has access to more than 180 lenders, including non-QM and portfolio lenders for files banks won't take. Tell us what happened or call (949) 569-7019.
A different lender can't change the facts of your file, and specialty programs usually cost more than standard ones. If waiting a few months or paying down a balance would get you a much better rate, we'll tell you that instead.
