HELOC on a condo

Most lenders offer condo HELOCs. They look at the building as well as you.

Short answer

Can you get a HELOC on a condo?

Yes, you can get a HELOC on a condo with the same credit and income requirements as a house, sometimes with a slightly lower loan-to-value cap. Lenders check the HOA's master insurance policy and may ask about pending litigation or special assessments. Co-op apartments usually don't qualify because you own shares, not real property.

The HOA questionnaire

For condos, lenders often send the homeowners association a questionnaire. It asks about the percentage of owners behind on dues, whether any single entity owns many units, commercial space in the building, the reserve fund, pending litigation, and any special assessments. Some HELOC lenders skip it for smaller lines; others require it. HOAs often charge a fee and take one to two weeks to respond.

Insurance on a condo

  • The HOA's master policy covers the building's structure; the lender checks it's active and adequate.
  • Your own walls-in (HO-6) policy covers your interior and belongings. Many lenders require it.
  • Buildings with large deductibles or limited coverage can raise questions.

Warrantable and non-warrantable

A "warrantable" condo meets Fannie Mae and Freddie Mac project standards. Many HELOC lenders don't strictly require it, but some do, and buildings with litigation, low owner-occupancy or big commercial space can be declined. Non-warrantable condos · Condotels.

Special assessments and HELOCs

A HELOC is a common way to pay a large special assessment over time. Lenders may ask whether one is pending and how much, since it adds to your costs. Paying a special assessment with a HELOC.

Questions people ask

Does a condo building need to be warrantable for a HELOC?

Not always. Warrantability rules matter most for conventional first mortgages, and HELOC lenders set their own, often lighter, condo standards. A building with major litigation, low owner occupancy or many units behind on dues can still be declined.

Will a special assessment affect my HELOC?

Yes, a special assessment can affect a condo HELOC: lenders may ask about it, and the payment counts toward your debt-to-income ratio if you finance it. Many owners open a HELOC specifically to pay an assessment over time.

How much can I borrow with a HELOC on a condo?

A condo HELOC uses the same math as a house: value × the lender's cap, often 80%–85%, minus your mortgage. Some lenders cap condos 5 points lower, so a $650,000 unit with $380,000 owed allows $140,000 at 80%. Run your numbers.

Example

A condo owner in Aliso Viejo wants a $60,000 line for a remodel. Her unit is worth $650,000 with $380,000 owed. At an 85% cap, the line could reach about $172,500, but her lender caps condos at 80%, allowing $140,000. The lender asks the HOA for a questionnaire, confirms the master insurance and approves a $75,000 line in three weeks.

Also asked

Does my condo's HOA need to approve my HELOC?

Usually not. A condo HOA doesn't typically approve your HELOC, but it may need to complete a lender questionnaire, which often comes with a fee and takes one to two weeks.

Can I get a HELOC on a condo I rent out?

Some lenders allow a HELOC on a condo you rent out, usually with a lower cap and a higher rate, but many don't. Expect fewer options than for a condo you live in.

Do HOA dues count in my debt-to-income ratio for a HELOC?

Yes, monthly HOA dues count in your debt-to-income ratio for a condo HELOC, because lenders treat them as part of your housing cost.

Can I get a HELOC on a condo with a pending special assessment?

Often, yes. A pending special assessment doesn't usually block a condo HELOC, but the lender may count the assessment payment in your debts or ask how you'll pay it.

Does a condo's age matter for a HELOC?

Not directly, but older buildings are more likely to face large repairs and special assessments, and some insurers charge more for them. Lenders may look at the HOA's reserves more closely in an older building.
