Can you get a HELOC on a home you just bought?

Often yes, sometimes at closing. Lenders differ on how long you must have owned the home.

Short answer

Can you get a HELOC on a home you just bought?

Often, yes. Some lenders open a HELOC on a home you just bought at the same time as your purchase loan, known as a piggyback. Others require a few months to a year of ownership, and many use the lower of the purchase price or appraised value early on.

Which value counts

In the first year, many lenders cap value at what you paid unless you've made documented improvements. Equity built by your down payment counts right away.

Piggyback HELOCs

A HELOC at purchase can cover part of the down payment to avoid mortgage insurance or stay under the conforming limit. It adds a second payment from day one.

Piggyback example

A buyer purchases a $900,000 home with 10% down. Instead of one $810,000 loan, she takes a first mortgage of $720,000 (80%) and a HELOC of $90,000 (10%). The first mortgage avoids PMI and may stay under the local conforming limit, and she can pay the HELOC down quickly with a bonus. The trade-off: the HELOC rate is variable and higher than the first mortgage rate.

Seasoning by lender type

  • Some HELOC lenders: no waiting period, using the purchase price as value.
  • Others: 3–12 months of ownership before opening a line.
  • Many use the lower of the purchase price or appraised value for the first year, even if you've made improvements.

If you've improved the home since buying

Keep receipts and before-and-after photos. Some lenders will use a new appraisal reflecting the improvements once the home has been owned for 6–12 months.

Can I get a HELOC on a home I bought with cash?

Yes, a HELOC on the newly purchased home is one route, with lender-specific seasoning rules. Fannie Mae's "delayed financing" rules also let cash buyers take a cash-out refinance soon after purchase to recover the money, if documented.

Mistakes to avoid

  • Planning a remodel budget around a HELOC you can't open yet. If your lender requires 6–12 months of seasoning, your project timeline has to wait or use other money.
  • Expecting credit for improvements right away. Many lenders use the purchase price for the first year.
  • Opening a piggyback without comparing PMI. Sometimes a single loan with PMI costs less than a first mortgage plus a variable HELOC.
  • Running up new debt before applying. A new car loan right after buying a home can push your debt ratio too high for the line.

Also asked

Can I get a HELOC before closing on the purchase?

Only as a piggyback opened at the same closing, arranged with your purchase lender. Otherwise, lenders need you to own the home first.

Will a piggyback HELOC affect my purchase approval?

Yes. The purchase lender counts the HELOC payment in your debt-to-income ratio and must approve the combined loans.

How soon after buying a home can I draw on a HELOC?

As soon as the line closes, with a HELOC lender that allows no seasoning. Others require 3 to 12 months of ownership, and many use the purchase price as the home's value for the first year.

Why would I want a HELOC right after buying a home?

Buyers open a HELOC right after purchase to fund repairs or upgrades they didn't want to finance in the purchase, to replace cash used for the down payment, or to avoid PMI with a piggyback structure.

Does a piggyback HELOC have a higher rate?

Usually, yes: a piggyback HELOC's rate is typically higher than the first mortgage rate, and variable. The savings come from avoiding PMI or jumbo pricing on the first mortgage, so compare total monthly cost both ways.

Can I pay a piggyback HELOC off quickly?

Yes, you can pay a piggyback HELOC off quickly. Many buyers use bonuses or savings to pay it down, which a fixed first mortgage wouldn't allow as flexibly.

Can I open a HELOC before closing on my purchase?

Only as a piggyback opened at the same closing as your purchase loan and approved by your purchase lender. Otherwise, a HELOC lender needs you to own the home first, and some require months of ownership after that.
