HELOC on a second home

Available from many lenders, with tighter limits than on the home you live in.

Short answer

Can you get a HELOC on a second home?

Yes, many lenders offer a HELOC on a second home, with tighter limits than on the home you live in. Expect a lower cap, often 70%–80% combined loan-to-value, and a slightly higher margin. The home must be a true second home, used by you part of the year, not rented full-time. Of the 9,601 HELOCs Shawn Way's team funded from January 2023 to October 2026, 90% were on primary homes, 3% on investment properties and 1% on second homes.

What counts as a second home

  • You occupy it some of the year and it's suitable year-round
  • It's a reasonable distance from your primary home
  • It isn't managed as a full-time rental

Alternatives

A HELOC on your primary home usually prices better and can fund the same plans. Check your state's rules on our state pages.

Example

($400,000 cabin × 0.75) − $180,000 mortgage = $120,000 maximum line

The same numbers on a primary home at 85% would allow $160,000, which is why the primary home is often the better place to borrow.

How lenders define a second home

  • You occupy it for part of the year and it's suitable for year-round use.
  • It's a reasonable distance from your primary home, often in a resort or vacation area.
  • It isn't controlled by a rental management company or rented full-time. Occasional rentals may be allowed; check the lender's rules.
  • It's a one-unit property.

Example: $700,000 vacation home

With a $350,000 mortgage and a 75% cap, total debt can reach $525,000, so the line could be up to $175,000. At a margin about half a point higher than a primary-home line, a $100,000 draw costs a bit more each month in interest than the same draw on your primary home.

Compare a line on your primary home

If your primary home has equity, a HELOC there will usually price better than one on the second home, even when the money is for the second home. Compare both; the right answer depends on the equity and mortgages on each.

Insurance and location

Vacation homes in coastal, wildfire or flood areas can be hard to insure. Every lender requires active coverage, and flood insurance if the home is in a designated flood zone. Get insurance quotes before you apply.

Questions people ask

Can I sometimes rent out a second home with a HELOC?

Occasional rental is often allowed on a second home, but a property managed as a full-time or mostly short-term rental is an investment property in the lender's eyes, with stricter limits. See investment property HELOCs.

Does insurance matter more for a second-home HELOC?

Yes. Coastal and wildfire-area second homes can carry expensive insurance, which counts in your debt-to-income ratio and must be in place before closing.

Second-home HELOC checklist

  • Confirm the home meets the lender's second-home definition and isn't rented under a management agreement.
  • Check insurance: some vacation-area policies are hard to place, and coverage is required.
  • Gather statements for both homes: mortgage, taxes, insurance and HOA dues.
  • Compare a line on the second home with one on your primary home.
  • Expect a full appraisal; automated valuations often don't work in resort areas.

If you plan to rent the home more than occasionally, ask lenders how they'd classify it; reclassification as an investment property changes the cap, rate and available lenders.

Also asked

Can I use rental income from a second home to qualify?

Usually not. If the home is truly a second home, HELOC lenders typically don't count its rental income, and heavy renting may reclassify it as an investment property with stricter limits.

Can I get a HELOC on a vacation home in another state?

Yes, you can get a HELOC on a vacation home in another state if the lender is licensed in that state and the home meets its second-home rules.

Is a second-home HELOC interest deductible?

Sometimes. Interest on a second-home HELOC can be deductible if the money is used to buy, build or improve that home and stays within the total mortgage debt limit.

Can I use a HELOC on my primary home for a second-home down payment?

Yes, and it's common. Your primary-home line usually has a lower rate and higher cap. The second-home lender will count the HELOC payment in your debt-to-income ratio, so make sure you qualify for both payments before drawing.
