HELOC for retirees

Retirees often have lots of equity and less income on paper. Lenders count more than wages.

Short answer

Can retirees get a HELOC?

Yes, retirees can get a HELOC. Lenders count Social Security, pensions, annuities and regular retirement-account distributions, and some use assets to calculate income. Qualifying is often easier while still working, so many people open a line just before retiring.

Income that counts

  • Social Security and pensions, with award letters
  • Regular IRA or 401(k) distributions expected to continue at least 3 years
  • Asset-based income for borrowers with large savings, with some lenders

Should a retiree choose a HELOC or a reverse mortgage?

The choice comes down to the monthly payment. A HELOC usually costs less to open but requires a monthly payment; if that payment would strain a retiree's budget, a reverse mortgage may fit better. Side-by-side comparison.

Open it before you retire

Income on a paycheck is simpler to document than a mix of pensions and withdrawals. A line opened in your last working year can serve as a backstop for the first years of retirement, letting you avoid selling investments in a down market.

Example: qualifying on retirement income

A couple receives $4,200 a month in Social Security and $2,100 from a pension. Non-taxable Social Security can often be "grossed up" by up to 25% for qualifying, so the lender may count about $5,250 plus the pension: $7,350 a month. With monthly debts of $2,300 including the new HELOC payment, their debt-to-income ratio is about 31%, comfortably within most limits.

Using savings as income

Some lenders calculate income from retirement or investment assets: they take an eligible portion of the balance and divide it by a set number of months. A retiree with $900,000 in an IRA, for example, might show several thousand dollars a month of qualifying income even if they withdraw less. Lenders differ widely on the method, so ask.

Cautions for retirees

  • Fixed income and variable rates. Make sure the payment works if the rate rises 2 points.
  • The repayment period. A line opened at 65 may switch to principal and interest at 75. Plan for that payment.
  • Estate planning. The balance is paid from the home or estate when you die or sell. What happens at death.
  • Scams. Be wary of anyone urging you to borrow against your home to invest or to help a person you met online.

Questions people ask

Is there an age limit for getting a HELOC?

No, there is no age limit for a HELOC. Federal law bars lenders from denying credit because of age, so you qualify on income, credit and equity like any other borrower.

Can required minimum distributions count as income for a HELOC?

Usually, yes. Required minimum distributions can count as HELOC qualifying income if they're documented and expected to continue for at least three years at that level.

What if a retiree doesn't want a monthly HELOC payment?

Compare a reverse mortgage instead. A HELOC requires a monthly payment, while a reverse mortgage has none on the loan itself, though the HELOC usually costs less to open.

Retiree checklist before applying

  • Your Social Security award letter for the current year.
  • Pension statements showing the monthly amount and that it continues for life.
  • Retirement account statements and a record of regular distributions, if counting them as income.
  • Your plan for the payment if rates rise or the draw period ends.
  • A conversation with heirs or your estate attorney if the home is part of your estate plan.

Lenders can't deny you because of your age, and they must count reliable retirement income the same way they count wages. If income documentation is thin, ask about using assets to qualify instead.

Also asked

Can I get a HELOC at 80?

Yes, you can get a HELOC at 80, because lenders can't deny you because of age. You still need income, such as Social Security, a pension or regular distributions, or assets that support the payment.

Does Social Security count as income for a HELOC?

Yes, Social Security counts as HELOC income with a current award letter. Because it's often non-taxable, lenders can gross it up by up to 25%, so $4,200 a month may count as about $5,250.

Is a reverse mortgage better for retirees?

Only for retirees who don't want a monthly payment. A reverse mortgage has no monthly payment on the loan itself, while a HELOC usually costs less to open but does require one.

Can I get a HELOC in my 80s or 90s?

Yes, age alone can't stop you from getting a HELOC in your 80s or 90s. You need income or assets that support the payment, and the line must make sense for your plans, including what happens to the balance in your estate.
