HELOC on an Airbnb or short-term rental

Short-term rentals are harder to borrow against than long-term rentals. The workarounds are usually better than the direct route.

Short answer

Can you get a HELOC on a short-term rental?

Sometimes, but it's hard: many HELOC lenders exclude properties used as short-term rentals, and those that allow them cap loan-to-value low and price high. Two better routes are a HELOC on your primary home or a DSCR cash-out refinance that counts short-term rental income.

Why lenders are cautious

  • Income swings by season and is easy to lose to local rule changes.
  • Many cities limit or ban short-term rentals, which can hit value.
  • Furnished, frequently turned-over homes carry more wear and insurance risk.

How STR income is counted

Lenders that allow it usually want 12–24 months of platform statements or tax returns showing the income, and some use market data such as AirDNA estimates for DSCR programs. Expect them to discount the income for vacancy and expenses.

If the STR is part of your primary home

Renting a room or an ADU on your primary residence is usually fine for a standard HELOC, though the rental income may not count toward qualifying. Financing an ADU.

Local rules matter

Check permits before you borrow against a rental's income. If the area restricts short-term rentals, plan your numbers on long-term rent instead with the DSCR calculator.

Documenting short-term rental income

  • Twelve to twenty-four months of booking-platform statements or a property manager's reports.
  • Schedule E from your tax returns showing the rental income and expenses.
  • For DSCR loans, some lenders accept an appraiser's or third-party estimate of short-term rental income for a property without history.

Lenders usually discount gross bookings to account for cleaning, platform fees and vacancy.

Check local permits first

Many cities require a short-term rental permit, limit the number of nights or ban whole-home rentals in residential zones. Coastal Orange County cities, for example, have their own short-term rental rules. A lender may ask for the permit, and income from an unpermitted rental can be excluded. Losing a permit can also undermine the property's value.

Insurance

Standard homeowners policies often exclude short-term rental activity. You may need a landlord or short-term rental policy, and lenders require coverage that matches how the property is used.

Example

An owner has a beach-area condo used as a short-term rental, worth $900,000 with $400,000 owed. Most HELOC lenders decline. A DSCR cash-out at 70% would allow a new loan of $630,000, paying off the $400,000 and returning about $230,000 before costs, qualified on 12 months of booking income averaging $6,500 a month against a new payment of about $5,300.

Checklist

  • Your permit, if required.
  • Booking history and statements.
  • STR insurance policy.

Also asked

Does Airbnb income count on a regular HELOC?

Sometimes. Some HELOC lenders count Airbnb income shown on your tax returns, averaged over two years, but many still won't lend on a home used mainly as a short-term rental.

Can I get a HELOC on my home if I rent a room on Airbnb?

Often, yes, if the home is still your primary residence. Renting a room on Airbnb is usually fine for a standard HELOC, but tell the lender, since the rental may affect insurance requirements and its income may not count.

Is a DSCR loan easier for short-term rentals?

Usually, yes. Many DSCR lenders accept short-term rental income with 12–24 months of booking history, or an appraiser's or third-party estimate for a property without history.

Can I get a HELOC on my primary home to buy a short-term rental?

Yes, and it's often the easiest route, since your primary home qualifies for standard pricing. The new rental would then be financed separately, often with a DSCR loan that counts projected short-term income. Make sure the rental's income covers both its own loan and the HELOC interest, with a reserve for slow seasons, cleaning, platform fees and furnishings. Check local short-term rental permits before you buy; a city's rules can change the numbers entirely.
