How these numbers were calculated
The figures come from West Capital Lending funding records for HELOCs closed by loan officers on Shawn Way's team (The Masters), from January 2023 through October 2026. Records contain no names, addresses or account details: only the month funded, state, line amount, home value, starting rate, credit band, occupancy, fixed or variable rate and term. Medians are used so a few very large or very small lines don't distort the picture. Rates by credit score cover only loans with a recorded credit band. This is one team's lending, not a national survey.
How we verify these numbers
- One source, recomputed every time. Every figure on this page, the HELOC Rate Index, the HELOC Report, the state pages and the typical rate ranges on HELOC rates today is calculated by code from the team's funding records, never typed in by hand. No number is typed in by hand, and each page states the period its figures cover.
- Every funded HELOC counts. The file holds every HELOC funded by loan officers on the team in the period, not a chosen sample. Records without a line amount are left out, and so is anything funded before 2023.
- Small groups are held back. A figure for a state, month or credit band is shown only when enough loans sit behind it (at least 10 to 30, depending on the table), so one unusual loan can't set the number.
- Medians, not averages. Medians keep a few very large or very small lines from pulling the figures.
- No borrower details. The file carries only month, state, line amount, home value, starting rate, credit band, occupancy, fixed or variable and term.
- Limits stated plainly. This is one lending team's results, not a national survey; the borrower mix changes over time; and starting rates are historical, not offers.

Month-by-month rates are in the HELOC Rate Index. Charts, the shift to fixed-rate HELOCs and state-by-state detail are in the full HELOCHQ HELOC Report. Recent individual examples are on recently funded HELOCs.

Questions about these numbers
What is the average HELOC amount?
The typical HELOC amount in HELOCHQ's analysis of 9,601 funded HELOCs was a median $92,000, with half of all lines between $57,000 and $145,000. The median is used because a few very large lines would pull an average up.
What share of HELOCs have a fixed rate?
86% of the 9,601 HELOCs Shawn Way's team funded from January 2023 to October 2026 had a fixed rate. Many lenders now let borrowers fix the rate on all or part of the balance; see fixed-rate HELOC options.
How much does credit score change a HELOC rate?
Credit score changes a HELOC rate by several points: in 2026, HELOCs Shawn Way's team funded started at a median 7.55% for 760+ credit versus 11.47% for scores under 640, a gap of 3.92 percentage points. See credit score for a HELOC.
