No income or employment verification

"No income, no job" loans mostly disappeared after 2008. What exists today depends on whether the home is one you live in.

Short answer

Can you get a home loan without income verification?

No, not on a home you live in: federal ability-to-repay rules require a lender to verify you can repay. Income can be shown in other ways, though, such as bank deposits, assets or a P&L. For investment properties, business-purpose loans such as no-ratio DSCR loans don't use your personal income at all.

Your own home

  • Asset utilization: qualify on savings and investments divided over a set number of months.
  • Bank statements: 12 or 24 months of deposits. Estimate it.
  • P&L or 1099: for self-employed borrowers and contractors. Self-employed loans.
Put this into your own numbers.

Investment properties

  • DSCR loans qualify on the property's rent. DSCR calculator.
  • No-ratio DSCR loans can go further, with larger down payments.

Any program claiming no verification at all for a home you live in deserves a hard look.

These are the situations where shopping more than 180 lenders matters most: one lender's "no" is often another's standard loan. Tell us about your situation.

For your own home: what counts instead of pay stubs

  • Bank statements: 12–24 months of deposits. Calculator.
  • Asset depletion: savings and investments converted to a monthly income figure.
  • P&L: a profit-and-loss statement prepared by a CPA or tax preparer.
  • 1099s: for contractors and gig workers.

Each is a real income verification under federal ability-to-repay rules; it's simply not the tax return. Expect higher rates and lower loan-to-value than a standard loan.

Asset depletion example

A retiree with $1.2 million in investment accounts and little reported income. A lender divides an eligible portion of the assets by a set number of months (methods vary). At $1.2 million over 240 months, that's $5,000 a month of qualifying income.

For investment property: business-purpose loans

A DSCR loan on a rental qualifies on rent, and a no-ratio version can go further, with larger down payments. Because the loan is for business purposes, personal income verification rules don't apply in the same way. DSCR loans.

Beware of "stated income" pitches

Anyone offering a loan on your own home with no verification of anything is either not following the law or not telling you the whole story. Legitimate alternatives always document something.

Example

A gig driver and freelance designer shows $48,000 of net income on tax returns after deductions, but deposits $9,500 a month. A bank-statement lender counts about $7,600 a month after its expense factor, and he qualifies for the refinance a conventional lender declined.

Mistakes to avoid

  • Accepting a "no doc" offer on a primary home that verifies nothing.
  • Not comparing a conventional loan when your returns might qualify.
  • Ignoring prepayment penalties on investment loans.

Also asked

Yes, as long as income is documented some other way. For your own home, lenders must verify ability to repay but can use bank statements, assets or other documents instead of tax returns. Fully 'no doc' loans on a primary residence aren't allowed.

Do no-income-verification loans cost more?

Usually, yes. Loans that verify income without tax returns typically cost a point or more in rate, with larger down payments or lower loan-to-value than a standard loan.

Can I refinance a no-income-verification loan into a regular loan later?

Yes. Once your tax returns show enough income to qualify, you can refinance a bank-statement or asset-based loan into a conventional loan, which can lower your rate.

Can retirees use asset depletion to qualify for a loan?

Yes, asset depletion is common for retirees with large savings and modest reported income. A retiree with $1.2 million in investment accounts, divided over 240 months, could show $5,000 a month of qualifying income.

Do I need tax returns for a bank-statement loan?

Usually not for income. A bank-statement loan qualifies you on 12–24 months of deposits instead of tax returns, though lenders still confirm that your business exists.

Can I get a HELOC without income verification?

No, not a true no-verification HELOC on your primary home, because lenders must verify ability to repay. Some lenders offer HELOCs that use bank statements or assets instead of tax returns, at higher rates and lower loan-to-value.
