Can you get a HELOC with a late payment?
One late payment isn't the end, but which bill it was and how recent it was matter a lot. A late mortgage payment in the last year is the one HELOC lenders care about most.
Can you get a HELOC with a late payment?
Yes, you can often get a HELOC with a late payment on your record. Many HELOC lenders require no 30-day-late mortgage payments in the past 12 months; some allow one. A late credit card or car payment matters less, mostly through your credit score. A recent mortgage late may mean waiting until it ages past 12 months.

What counts as late
A payment isn't reported late to the credit bureaus until it's 30 or more days past due. Paying a few days after the due date may cost a late fee, but it won't show on your credit report. Lenders describe history as "1x30" (one payment 30 days late), "0x30 in 12" (none in a year) and so on.

How lenders look at it
| Late payment | Typical effect on a HELOC |
|---|---|
| Mortgage, 30 days, in the last 12 months | Disqualifying at many banks; some allow one with an explanation |
| Mortgage, 60+ days, or more than one | Usually disqualifying for 12–24 months on standard programs |
| Mortgage late more than 12 months ago | Usually fine; it shows in your score |
| Credit card, auto or student loan | Mainly lowers your score and pricing tier |
| Collection or charge-off | Depends on amount; may need to be paid at closing |
What to do now
- Get current and stay current. Every on-time month after the late helps.
- Check the report. Make sure the late is accurate. Dispute errors with the bureau and the creditor.
- Ask for a goodwill adjustment if it was a one-time slip with a long on-time history. Some creditors will remove it; they don't have to.
- Write a short explanation. A medical event, a servicer transfer or a bank error with documentation helps an underwriter make an exception.
- Time the application. If the late is 10 or 11 months old, waiting a month or two may open many more lenders.
A common trap: servicer transfers
When a mortgage is sold to a new servicer, autopay often doesn't follow. Federal rules give you a 60-day grace period after a transfer during which a payment sent to the old servicer can't be treated as late. If a late happened that way, ask the servicer to correct it.
Example
A borrower missed one mortgage payment by 35 days eight months ago, during a hospital stay, and has paid on time since. Two banks decline because of their 0x30-in-12 rule. A lender that allows one 30-day late with a documented reason approves a line, priced for her current 690 score.
Also asked
Does a late payment on my HELOC hurt as much as one on my mortgage?
Yes. A late payment on your HELOC counts like a mortgage late, because lenders treat any late payment on a loan secured by your home as housing history.
Will paying off an account remove a late payment from my credit report?
No. Paying off the account doesn't remove an accurate late payment; it stays on your credit report for up to seven years, though its effect fades with time. You can dispute errors, or ask for a goodwill adjustment after a one-time slip; some creditors remove it, but they don't have to.
Can a rapid rescore remove a late payment before a HELOC?
No, a rapid rescore can't remove a legitimate late payment. It only updates credit reports after a correction, such as a removed error or a paid-down balance.
