Keeping a low rate: a DC example
On a typical $737,100 home with $369,000 left on a 3.5% mortgage, borrowing $50,000 with a HELOC instead of a cash-out refinance saves about $391 a month:
| Option | Monthly cost |
|---|---|
| Keep the 3.5% mortgage, add a $50,000 HELOC (7.75% APR, 20-year payoff) | $2,258 |
| Cash-out refinance of $419,000 (6.5% illustrative rate, 30 years) | $2,648 |

Owning a home in DC: what lenders notice
Washington, D.C. has a mix of rowhouses, condos and co-ops. Condos qualify with most lenders; co-ops usually don't. The District charges recordation tax on deeds of trust, which appears in closing costs. Many rowhouses are in historic districts, where exterior renovations need review by the Historic Preservation Office, so build approval time into a renovation draw schedule. Foreclosures are generally nonjudicial under a deed of trust, with consumer protections including required mediation notices.
DC rules that affect your HELOC
- No separate statewide mortgage tax on our list; recording charges appear on your Loan Estimate.
- Condos qualify for HELOCs with most lenders. Co-op apartments usually don't, because you own shares in a corporation rather than real property.
If payments ever become a problem
Most foreclosures in District of Columbia are nonjudicial, through a trustee's sale without a court case, so timelines are short. If payments get hard, call the lender early. What happens if you can't pay.
