Figure HELOC review
What Figure's home equity line of credit offers, who it fits, and what to check, from the lender's own published terms.
Disclosure: Shawn Way is a loan officer at West Capital Lending, Inc., which competes with these lenders. West Capital Lending also originates HELOCs through Figure's lending platform, so Shawn can offer Figure-powered HELOCs himself. HELOCHQ isn't paid by any lender for reviews, and every fact below comes from the lender's own published terms.

Who it fits
- Borrowers who value speed and a digital process
- Straightforward files: W-2 income, standard properties
What to check
- Key terms are in footnoted disclosures not shown on the homepage; read them before applying
- Ask for the origination fee and draw rules in writing
Our take
Figure's selling point is speed: a fully online application with approval in minutes and funding in days, according to the lender. For borrowers with straightforward W-2 income and standard properties, that convenience is real. Key terms aren't shown on its homepage, so read the footnoted disclosures for any origination fee, draw rules and how much of the line is funded at closing. Many of Figure's lines fund a large share up front at a fixed rate, which behaves more like a home equity loan with the ability to redraw.
Questions to ask Figure
- What origination fee applies, in dollars?
- How much of the line is funded at closing, and at what rate?
- How do redraws work, and are they at a fixed or variable rate?
- Is there a minimum draw?
If it doesn't fit
- A traditional variable HELOC if you'll draw gradually
- A credit union if you want lower fees and don't need speed
How to compare it
Put any offer side by side on margin over prime, total fees, draw terms and fixed-rate options. Prime is 7.00% as of October 28, 2026. A broker with access to more than 180 lenders can price several of these in one application; check your rate and compare them with a direct quote from Figure.
