Can you get a HELOC with leased solar panels?
Usually yes, but leased or financed solar adds paperwork.
Can you get a HELOC with leased solar panels?
Usually yes, you can get a HELOC with leased or financed solar panels, but it adds paperwork. Lenders want the lease or loan terms, the monthly payment (which counts in your debt ratio), and confirmation of any UCC filing on the system. Some solar loans recorded as liens on the home must be paid off or subordinated.

How each solar setup is treated
| Setup | What the lender usually does |
|---|---|
| Owned outright | Treated as part of the home |
| Solar loan, unsecured | Payment counted in your debt-to-income ratio |
| Solar loan with a UCC fixture filing | Reviewed; some lenders require payoff or a subordination |
| Lease or power purchase agreement | Payment counted; the agreement reviewed for transfer terms |
Tip
Ask your solar company for the payoff amount and any UCC filing number before you apply. It can save a week in underwriting.
Owned, financed, leased
| Setup | What the HELOC lender does |
|---|---|
| Owned outright | Treated as part of the home; may add value |
| Solar loan with a UCC filing | Payment counts in your debts; the UCC fixture filing usually can stay |
| Solar loan recorded as a lien (e.g., PACE) | Often must be paid off before or at closing |
| Lease or power purchase agreement | Payment counts in your debts; lender reviews the contract |
PACE financing
PACE loans are repaid through your property tax bill and take priority like taxes, ahead of your mortgage and HELOC. Many lenders won't open a HELOC on a home with a PACE assessment unless it's paid off at closing. Ask for a payoff from the PACE administrator early; it's often the biggest surprise.
UCC filings
A UCC-1 fixture filing gives the solar lender a claim on the panels, not the home. Some HELOC lenders ask for it to be temporarily removed and refiled after closing; your solar company can usually handle the request in a few days.
Do solar panels raise a home's appraisal for a HELOC?
Owned systems can add value, especially in high-cost electricity markets like California, if appraisers have comparable sales with solar. Leased systems generally don't add value, since you don't own them.
Checklist before you apply
- Find your solar paperwork: purchase, loan, lease or power purchase agreement.
- Check your county records or ask the solar company whether a UCC filing or lien was recorded.
- If you have a PACE assessment, get a payoff amount from the administrator.
- Note your monthly solar payment; the lender will count it in your debt ratio.
- Ask the solar company how fast it handles UCC termination or refiling requests.
Example
A homeowner has a 20-year solar loan with a UCC filing and a $165 monthly payment. The HELOC lender counts the payment in her debt ratio and leaves the filing in place. Her line closes without delay. A neighbor with a PACE assessment of $28,000 has to pay it off from the HELOC at closing, reducing his available line.
Also asked
Can I use a HELOC to pay off my solar loan?
Yes, if the HELOC rate is lower. Paying off a solar loan with a UCC filing usually removes the filing once the solar lender confirms payoff.
Does a solar lease transfer when you sell your home?
Not automatically. A solar lease transfers only if the buyer qualifies to take it over; otherwise you buy it out. That requirement is a common snag when selling a home with leased panels.
Do solar panels lower home insurance premiums?
Usually not. Solar panels can raise home insurance premiums slightly, because they add to the home's replacement cost that the policy has to cover.
Do leased solar panels hurt my home's value?
They usually don't add value, since you don't own them, and they can complicate a sale: the buyer has to qualify to take over the lease or you have to buy it out. When you apply for a HELOC, the lender may count the lease payment in your debts, but the lease itself rarely blocks approval.
