How do you close a HELOC?

Paying a HELOC to zero doesn't close it. Closing is a separate request, and the lien on your home stays until the release is recorded.

Short answer

How do you close a HELOC?

To close a HELOC, get a payoff statement, pay the balance to zero, and send the lender a written request to close the line. The lender then records a lien release (called a reconveyance in deed-of-trust states) with your county. Finally, check that the release was recorded and that your credit report shows the account closed with a zero balance.

Steps to close a HELOC

  1. Ask for a payoff statement. Call or log in and request a payoff good through a specific date. It includes interest accrued up to that day and any fees. Your monthly statement balance isn't the payoff amount, because interest keeps accruing daily.
  2. Stop new draws. Don't write HELOC checks or use a linked card while you're closing. Wait for any pending transactions to post, and turn off any autopay that pulls from the line.
  3. Pay the balance to zero. Use the payoff amount, paid by the method the lender specifies, often a wire or certified funds.
  4. Request closure in writing. Tell the lender you want the account closed and the lien released, not just paid down. Many lenders have a form; if not, a signed letter with your account number works. Without this, a paid-off line can stay open.
  5. Confirm the lien release. The lender records a release of lien, satisfaction of mortgage, or reconveyance with the county. State law sets how long it has, and timelines vary. Check the county recorder's records after a few weeks, and keep your copy.
  6. Check your credit reports. After a month or two, confirm the account shows a $0 balance and "closed at consumer's request." Dispute any errors with the bureau and the lender.

Early-closure fees and other costs

Paying a HELOC balance down is almost always free. Closing the account early is where fees come in. If the lender paid some or all of your closing costs, many agreements charge an early-closure fee if you close within the first two or three years. It's commonly a few hundred dollars or the closing costs the lender covered. Your agreement states the amount and the window.

You may also see a small fee to record the lien release. Ask about both when you request the payoff, and read can you pay off a HELOC early? for more on prepayment terms.

Closing vs. keeping a $0-balance line

Once the balance is zero, you have a choice. An open line with nothing drawn usually costs nothing to keep, unless your lender charges an annual fee.

  • Keep it open if there's no annual fee and you want a backstop for a large emergency or repair. Some people keep a line as part of an emergency fund plan.
  • Close it if you're paying an annual fee you don't want, if having available credit tempts you to spend, or if you want the lien off your title.
  • Lower the limit as a middle ground. Some lenders will reduce the line on request.

Keep in mind that the lender can also freeze or reduce an open line in some situations, such as a big drop in your home's value. See can a lender freeze your HELOC?

Example: waiting out an early-closure fee

Illustrative numbers. Say you opened a line 26 months ago, and your agreement charges a $450 fee if you close within 36 months. Your line has no annual fee. You just paid it to zero.

  • Close now: you pay the $450 fee.
  • Keep it open at $0 for 10 more months, then close: no fee, and an open $0 line costs nothing in interest.

Unless you need the lien gone sooner, for example to sell or refinance, waiting 10 months saves $450. If the line had a $75 annual fee, you'd pay at most that, still well under the closure fee.

How closing a HELOC affects your credit

Closing a HELOC usually has a small effect. If the scoring model counts your HELOC as revolving credit, closing it removes that limit from your available credit, which can raise your overall utilization if you carry card balances. If the model doesn't count HELOCs that way, there's little change. A line closed in good standing can stay on your report for up to 10 years, so your payment history keeps helping.

If you plan to apply for a mortgage or other loan soon, an open line may count in your debt-to-income ratio even at $0, depending on the program. Ask your loan officer before you close. More on this in does a HELOC show on your credit report?

Closing when you sell or refinance

When you sell, the title or escrow company orders a payoff from your HELOC lender and pays it from the sale proceeds at closing. The line is closed and the lien released so the buyer gets clear title. Don't draw on the line after the payoff is ordered. See what happens to a HELOC when you sell.

When you refinance your first mortgage, you have two paths: pay off and close the HELOC as part of the refinance, or keep it open and have the HELOC lender agree to stay in second position (a subordination). See refinancing your mortgage and keeping your HELOC. Either way, confirm the lien release afterward if the line was closed.

Questions people ask

Does paying off a HELOC close it?

No. A HELOC paid to zero usually stays open until you ask the lender in writing to close it. The lien on your home stays until the release is recorded.

Is there a penalty for closing a HELOC early?

Often, yes. Many HELOC agreements charge an early-closure fee if you close within the first two or three years and the lender paid your closing costs. The fee, commonly a few hundred dollars, and the window are in your agreement.

How long does it take to get a lien release after closing a HELOC?

The timing of a HELOC lien release varies, because state law sets the lender's deadline. Check your county recorder's records a few weeks after closing, and contact the lender if the release isn't there.

Will closing my HELOC hurt my credit score?

Usually only slightly. Closing a HELOC can lower your score a little if the scoring model counted the line as revolving credit. A line closed in good standing can stay on your report for up to 10 years, so its payment history keeps helping.

Can I close my HELOC over the phone?

Sometimes. Some HELOC lenders accept a phone request to close the line, but put it in writing too and keep a copy. That gives you a record if the account stays open or the lien isn't released.
