How to get a HELOC
Six steps from first estimate to first draw, usually 2–5 weeks.
How do you get a HELOC?
To get a HELOC, check your equity and credit, get two or three quotes, apply with your income documents, get the home valued, sign, and wait out the 3-business-day right to cancel. Then the line is open, usually 2–5 weeks after you start. In 2026, HELOCs Shawn Way's team funded started at a median 7.55% for credit scores of 760+ and 11.47% for scores under 640.

The steps
- Estimate your line. Home value × 85% − mortgage balance. Calculator.
- Check your credit. 760+ gets the best margins; fix errors before applying.
- Compare quotes on margin, fees, annual fee, early-closure fee and fixed-rate options.
- Apply with ID, pay stubs and W-2s (or tax returns if self-employed), your mortgage statement and insurance declarations.
- Valuation. An automated value, desktop review or appraisal. Which one.
- Close. Sign, then a 3-business-day right to cancel on your primary home. The line opens after that.

Comparing offers
| Ask | Why |
|---|---|
| Margin over prime | Sets your rate for the life of the line |
| Intro rate and how long | Compare the rate after it ends |
| Closing costs and who pays | Often waived with an early-closure fee |
| Annual fee | Adds up over 10 years |
| Draw and repayment periods | Shape the payment jump |
| Fixed-rate lock option | Protects against rate rises |
| Minimum draw | Matters for small, frequent draws |
Before you apply
- Estimate your line. Take a conservative home value, multiply by 0.85, and subtract your mortgage balance. Calculator.
- Check your credit at AnnualCreditReport.com and dispute errors.
- Decide what you need: a set amount or a flexible line, and whether you want a fixed-rate option.
Documents you'll usually need
- Photo ID and Social Security number
- Pay stubs and W-2s for two years, or two years of tax returns if self-employed
- Recent bank statements
- Mortgage statement, homeowners insurance declarations page, and HOA information if applicable
- Payoff statements for any debts you're consolidating
Comparing offers side by side
| Ask for | Why it matters |
|---|---|
| Margin over prime | Sets the rate for the life of the line |
| Introductory rate and when it ends | A low teaser can hide a higher margin |
| Rate cap | The worst case |
| Closing costs and annual fee | Total cost to open and keep it |
| Early-closure fee | Matters if you might sell or refinance soon |
| Draw and repayment periods | When the payment changes |
| Fixed-rate lock option | Protects against rate rises |
After closing
On a primary home, you have three business days to cancel. After that, the line opens and you can draw. Set up autopay for at least the interest, and decide your payoff plan before the first draw.
Example: from first look to open line in 18 days
Day 1: a homeowner checks her equity with a calculator and requests quotes from her credit union and a broker. Day 2: she picks the broker's lender at prime plus 0.50 with no closing costs and applies online. Day 4: she uploads pay stubs, W-2s and bank statements; the automated valuation comes back the same day. Day 9: underwriting asks for her insurance declarations page, which her agent sends that afternoon. Day 12: final approval. Day 14: she signs with a mobile notary at her kitchen table. Day 18: after the three-day right to cancel, the line opens and she makes her first transfer. Fast closings like this usually come from having documents ready and responding the same day to every request.
Also asked
Can I apply for a HELOC online?
Yes, many lenders take applications online, and some fund in days with automated valuations.
