Does Wells Fargo offer HELOCs?

Not to new borrowers right now. Here's where things stand, what current Wells Fargo line holders should watch, and how to shop elsewhere.

Short answer

Does Wells Fargo offer HELOCs?

No, Wells Fargo doesn't offer new HELOCs. It stopped accepting new HELOC applications after April 30, 2020, and as of October 2026 it has not restarted the product. Existing Wells Fargo HELOCs keep running under their original terms. If you want a new line, you'll need another bank, credit union or lender, and many offer HELOCs today.

Where Wells Fargo stands

In spring 2020, Wells Fargo paused new home equity line applications, citing uncertain economic and housing conditions. Applications received before May 1, 2020 were still processed. At the time, the bank said it would revisit the decision when conditions improved.

As of October 2026, that pause is still in place. American Banker reported in November 2025 that Wells Fargo had not restarted HELOCs, and Finder's June 2026 review found the bank hadn't said when the pause would end. Wells Fargo's home equity account pages focus on managing existing lines. Because lender offerings change, check Wells Fargo's site directly before you rule it out.

By contrast, Chase, which paused around the same time, formally returned to HELOCs in August 2025.

If you already have a Wells Fargo HELOC

The pause didn't close existing lines. If you opened a HELOC with Wells Fargo before 2020, you can still draw during your draw period under your agreement. Two dates matter most:

  • End of draw. When the draw period ends, you can no longer access funds, and the repayment period begins. Payments usually rise because principal is added to interest.
  • End of term. The date the balance must be fully repaid. Some older lines end with a balloon payment, so read your agreement.

As of October 2026, Wells Fargo's page for maturing home equity accounts lists several options for existing customers. Depending on your contract, these include converting some or all of a variable balance to a fixed rate, refinancing into a new Wells Fargo first mortgage, or, if you're struggling, asking about a modification. The same page says Wells Fargo doesn't offer extensions on home equity lines "at this time." Which options apply depends on your account, so call the number on your statement or the maturing-accounts page well before your draw period ends.

For a full walkthrough of what changes when draw ends, see what happens at the end of the draw period.

Example: the payment jump at end of draw

Illustrative numbers only. Say you owe $60,000 on an interest-only HELOC, and assume a rate of 8%.

  • During draw (interest only): $60,000 × 8% ÷ 12 = $400 a month.
  • After draw (20-year repayment): the same $60,000 amortized over 240 months at 8% is about $502 a month.

That's roughly $102 more each month, with the rate still variable. On a larger balance or a shorter repayment period, the increase is bigger. Your actual repayment term and rate come from your agreement, not this example.

Refinancing a Wells Fargo line elsewhere

You aren't limited to Wells Fargo's own options. Another lender can pay off your Wells Fargo HELOC with a new HELOC or a home equity loan, which can restart a draw period or lock a fixed rate. You'll go through a new application, a credit check, and usually a home valuation, and you'll need enough equity to qualify. Many lenders cap combined loan-to-value (CLTV) around 80%–85%.

A quick check before you apply:

  1. Get a payoff statement for your Wells Fargo line.
  2. Add your first mortgage balance. Divide by your home's value to get your CLTV.
  3. Compare the new line's rate, fees and draw terms against keeping your current line.

Our guide to refinancing a HELOC walks through each step, including when it makes sense to fold the line into your first mortgage instead.

Where to get a HELOC instead

Plenty of national banks, regional banks, credit unions and online lenders offer HELOCs. They differ on maximum CLTV, minimum credit score, draw length, fees and whether you can lock part of the balance at a fixed rate. Start with our HELOC lenders compared and the individual lender profiles, then use how to choose a HELOC lender to narrow the list.

When you compare, look at the full picture:

  • The margin added to prime (prime is 7.00% as of October 28, 2026).
  • Closing costs, annual fees and early-closure fees.
  • Draw and repayment length, and whether draw payments are interest-only.
  • Fixed-rate lock options and rate caps.
