Orange County rules that apply everywhere
- The 2026 conforming loan limit is $1,249,125 for a one-unit home ($1,599,375 for two units, $2,402,625 for four). It caps a conventional cash-out refinance, not a HELOC. FHFA.

- A HELOC doesn't trigger a Proposition 13 reassessment.
- Insurance: lenders require proof of homeowners coverage before closing, which has become harder to place near wildland areas.
