Do HELOCs have rate caps and floors?

Most HELOCs have a lifetime maximum rate and many have a minimum.

Short answer

Do HELOCs have rate caps and floors?

Yes, HELOCs have rate caps: federal rules require every HELOC to state a maximum rate, and many also set a floor. Caps vary widely by lender and state, often around 18%. A floor sets the lowest your rate can go even if prime falls. Find both in your agreement before you sign.

Why they matter

  • The cap is your worst case. Run it in the payment calculator.
  • A high floor means you won't benefit fully if rates fall.

Protecting yourself

A fixed-rate lock on the balance takes rate moves off the table.

What a cap means in dollars

On a $100,000 balance, interest-only at 7.75% is about $646 a month. At an 18% cap it would be about $1,500. A rise that large is rare, but the cap is the agreement's limit, so read it as the worst case.

Published caps and floors

Lender reviews list caps and floors where lenders publish them, for example U.S. Bank's 18% cap and 3.25% floor. Lenders compared.

What a cap means in dollars

On a $60,000 balance, interest-only at 7.75% APR is about $388 a month. At an 18% cap, the same balance would cost $900 a month in interest. Prime has never come near that level in recent decades, but knowing the worst case helps you decide how much to borrow and whether to lock a fixed rate.

Types of limits to look for

  • Lifetime cap: the maximum rate over the life of the line, required by federal law to be stated in the agreement.
  • Periodic cap: a limit on how much the rate can rise at each adjustment; many HELOCs don't have one.
  • Floor: the lowest rate the line can charge, even if prime falls further.
  • Payment caps: rare on HELOCs; if present, they can cause negative amortization.

State usury limits

Some states set maximum interest rates that apply to certain loans, which can make the effective cap lower than 18%. Your agreement states the cap that applies to you.

Using a lock to manage the risk

If a rate rise would strain your budget, lock part of the balance at a fixed rate. Fixed-rate HELOCs.

Example

Two lines with the same margin: one with an 18% cap and 5% floor, one with a 21% cap and no floor. If prime falls by 3 points, the first line stops at 5% while the second keeps falling. If prime rises sharply, the first protects you sooner. Compare both features, not just the starting rate.

What to find in your agreement

  • Lifetime cap.
  • Floor.
  • Adjustment frequency.

Also asked

Has the prime rate ever approached a HELOC's 18% cap?

Prime peaked above 20% in 1980 and 1981, which is why lifetime caps exist. In recent decades, it has stayed far below that.

Can I negotiate a lower HELOC rate cap or floor?

Rarely. A HELOC's cap and floor are program terms set by the lender, not negotiated case by case. You can compare lenders instead, since some offer lower caps or no floor at all.

Does a HELOC rate floor matter today?

A HELOC rate floor matters only if rates fall. With a 5% floor, your rate stops falling even if prime plus your margin drops below 5%, so you won't benefit fully from cuts.

Does a fixed-rate lock on a HELOC have its own cap?

No. A fixed-rate lock doesn't need a cap, because the locked portion of a HELOC balance keeps a fixed rate for its term. Caps and floors matter on the variable balance.

Can my HELOC margin change after the line opens?

No. A HELOC margin is set when the line opens and stays the same; only the index moves, so your rate changes when prime does.

Do home equity loans have caps?

Fixed-rate home equity loans don't need them, since the rate never changes. Caps and floors matter on variable HELOCs and adjustable mortgages.

Where do I find my HELOC's rate cap and floor?

Your HELOC's cap and floor are in the agreement and in the early disclosures that come with the application, usually under variable-rate features. Look for "maximum annual percentage rate" and "minimum rate," and ask the lender to point to them in writing before you sign.
