What's the smallest and largest HELOC you can get?
Most lenders have both a floor and a ceiling on line size.
What's the smallest and largest HELOC you can get?
HELOC minimums commonly run $10,000 to $25,000. Many lenders cap standard HELOCs between $250,000 and $500,000, and jumbo HELOCs go to $1 million or more. Very small lines can carry higher rates or relatively large fees. On the 9,601 HELOCs Shawn Way's team funded from January 2023 to October 2026, the median line was $92,000 on a median home value of $500,000.

What if you need less than the minimum HELOC amount?
Open a HELOC at the lender's minimum and draw only what you need, since you pay interest only on draws. For small amounts, also compare a personal loan, which may cost less.

Can you get a jumbo HELOC on a high-value home?
Yes, jumbo and first-lien HELOCs serve high-value homes and can go to $1 million or more, usually with a full appraisal, credit often 720+, lower CLTV and reserves. See Orange County home values for how large lines get.
What sets your maximum
- Equity: home value × the lender's cap (often 80%–90%) − your mortgage balance. Calculator.
- Income: the payment on the line (often figured on the full limit) must fit your debt-to-income ratio.
- The lender's program limit: standard programs often top out at $250,000–$500,000.
- Property type: second homes and rentals get lower caps.
Example
A $1,500,000 home with a $700,000 mortgage. At 85%, total debt can reach $1,275,000, so equity supports a $575,000 line. But a lender with a $500,000 program maximum caps it there, and income must support a payment on $500,000. A jumbo HELOC lender could go higher.
Very small amounts
For $5,000–$10,000, closing costs and minimum line sizes often make a HELOC poor value. A personal loan, a 0% card promotion or saving for a few months may cost less. Some lenders offer smaller lines but may charge a higher margin.
Very large lines
Jumbo HELOCs usually require a full appraisal, stronger credit (often 720+), lower combined loan-to-value and reserves. A cash-out refinance or a jumbo loan may fit better for very large amounts if your current rate isn't low.
Sizing the line right
A good rule: open a line equal to what you plan to use plus 10%–20% for surprises. For a $60,000 project, a $70,000 line works. Larger lines can raise the payment lenders count against you on future loans, and sometimes the annual fee.
Example: a small line
A homeowner needs $8,000 for a fence. A lender with a $10,000 minimum line and $500 in fees makes it costly. A 0% card for 15 months, paid $535 a month, may cost less. For $25,000 or more over several years, the HELOC usually wins.

Also asked
Is there a minimum draw on a HELOC as well as a minimum line?
Sometimes. Some lenders require an initial draw at closing; Texas requires each advance to be at least $4,000. Others let you open the line and draw nothing until you need it. Ask both questions when you compare offers.
Does a bigger HELOC line cost more?
Sometimes. A larger HELOC line may need a full appraisal, carry a higher annual fee or a slightly different margin, and lenders may count a payment on the full limit in your debt-to-income ratio. Open what you'll use plus a cushion.
Can I raise my HELOC limit later?
Often, yes, if your home has risen in value or your income has grown. The lender reviews value, credit and income again to raise a HELOC limit, and some treat it as a new application with closing costs.
What's the most anyone lends on a HELOC?
Some lenders offer jumbo lines into the millions for high-value homes, with stricter credit, reserves and lower combined loan-to-value. For very large amounts, compare a cash-out refinance or a jumbo loan.
Is there a minimum home value for a HELOC?
Sometimes. Some HELOC lenders set a minimum home value, often around $75,000 to $100,000, or require a minimum line size that effectively sets one. For small amounts on lower-value homes, a personal loan may fit better.
