Using a HELOC to build a pool

Pools are built over several weeks and paid in stages, which suits a HELOC. Go in clear-eyed about the cost.

Short answer

How much does it cost to finance a pool with a HELOC?

A $70,000 pool on a HELOC at 7.75% APR, paid off over 10 years, costs about $840 a month and $30,800 in interest. Pool loans from dealers often carry higher rates, but check promotional offers.

The resale reality

A pool rarely returns its full cost when you sell, and in some markets it narrows the buyer pool. Build one because you'll use it, and plan to pay it off in years, not decades.

Costs beyond the build

  • Fencing and safety barriers required by local code
  • Higher homeowners insurance liability coverage
  • Higher property taxes in many areas
  • Utilities, chemicals and maintenance every month

Draw timing

Pool builders typically bill at contract, excavation, steel and plumbing, gunite or shell, and finish. Draw each one as it's due so interest only runs on completed work.

What a pool really costs

An in-ground pool often runs $50,000–$100,000+ once you add decking, fencing, equipment, electrical and landscaping. Then budget for ownership:

  • Maintenance and chemicals: commonly $1,000–$3,000 a year, more with a service.
  • Utilities: pump electricity and, if heated, gas or electric heating.
  • Insurance: higher liability coverage is often recommended; some insurers require fencing or safety covers.
  • Property tax: a pool adds assessed value.

Safety requirements

Most states and cities require a barrier around residential pools: fences of a minimum height with self-closing, self-latching gates, and sometimes door alarms or safety covers. California's pool safety law requires at least two drowning-prevention features on new pools. Build these into the budget; they're required for final permit sign-off.

Choosing a payoff period

On $70,000 at 7.75% APR, a 10-year payoff is about $840 a month and $30,800 in interest. Paying interest only, about $452 a month, keeps the full $70,000 owed. Many pool owners choose 10 years and put extra toward it in summer months when cash flow allows.

Questions people ask

Is HELOC interest on a pool tax deductible?

Possibly. A pool is generally a substantial improvement to the home, so HELOC interest on money used to build one may qualify for the deduction if you itemize. Confirm with a tax preparer before you count on it.

Is a pool loan or a HELOC better for building a pool?

A HELOC usually costs less than a pool lender's unsecured fixed-rate loan, but it puts your home up as collateral. Compare the rate and term of both offers before you choose.

Before you sign a pool contract

  • Check the builder's license, insurance and complaint history.
  • Get the full price including decking, fencing, equipment and electrical.
  • Tie payments to milestones: excavation, steel, plumbing, plaster, completion.
  • Confirm who pulls permits and handles inspections.
  • Ask about warranties on the shell and equipment.

Example

A $75,000 pool and patio drawn over three months: interest-only during construction is a few hundred dollars a month. Once finished, the owners set a 10-year payoff of about $900 a month and add $3,000 from each year's bonus.

Also asked

Does a pool add value to my home?

Sometimes. A pool can add value in warm-weather markets where buyers expect one, but in many areas it adds less than it costs, and some buyers see it as a burden.

Can a pool HELOC also cover landscaping and an outdoor kitchen?

Yes, a HELOC can fund landscaping, an outdoor kitchen or any other part of the backyard project. Budget for the full backyard, not just the pool shell.

How long does pool construction take?

Building an in-ground pool often takes two to three months, longer with permit backlogs or rain. With a HELOC, draw as each phase is billed so interest only runs on completed work.

Will a pool raise my homeowners insurance?

Usually, yes. A pool tends to raise homeowners insurance somewhat, mainly for liability coverage. Ask your insurer before building; some require fencing, covers or removing a diving board.

Should I pay for a pool with a HELOC or save first?

Many owners split it: save part, borrow the rest with a HELOC and pay the line off within five to seven years. Weigh what the pool is worth to you against the interest: on $70,000, a year at 7.75% APR is about $5,400. If the payment would stretch your budget, scale the project down.
